We have been selected by Capital&Centric as the lead contractor to deliver two flagship residential schemes in Newcastle-under-Lyme, Staffordshire.
Part of a major programme to breathe new life into underutilised sites in the town centre, the developments will help transform disused industrial land and the site of an iconic former nightclub.
The £34.5 million Rye Park scheme will deliver a new green neighbourhood in the Ryecroft area, comprising 175 homes, 43 of which are designated affordable. The overall development includes a mix of one- and two-bed apartments and three- and four-bed houses.
Scheduled for completion in Winter 2027, Rye Park will also feature new commercial spaces and a shared urban park, for community use and pop-up events.
In a second project nearby, we will partner with Capital&Centric to regenerate the site of the former Zanzibar nightclub – demolished in 2021 – located off Brunswick Street and Hassell Street. The scheme will create a high-quality neighbourhood of 63 new one- and two-bedroom apartments, across two blocks.
Expected to complete in Autumn 2027, the £12.5 million development will feature significant landscaping and planting to bring the space to life, as well as improved pedestrian access, parking and public spaces.
The Zanzibar scheme will sit alongside a new Enterprise Centre for Newcastle-under-Lyme Borough Council, providing incubator space for new ventures and local businesses across five units totalling around 2,000 sq ft.
Having begun enabling works in late 2025, we have now started full construction work on both sites.

These contracts are reflective of our period of continued sustainable growth, expanding our portfolio with a significant public and private sector initiative in our specialist field of urban regeneration.
